Many people feel a little overwhelmed when they realise that their whole property needs rewiring. However, the dangers posed by faulty electrics are much more concerning.

The cost of rewiring your home or business property is probably nowhere near as much as you think.  It’s also worth remembering that as well as ensuring the safety of your family or staff, it will add a considerable amount of value to your property. Think of it as an investment.

Does My Property Need Rewiring?

This can be ascertained by a professional electrician checking out your electrics.  Here are some good times to get them tested:

  • If you’re buying an older property, as these are more likely to have faulty or aged wiring. Also, vast improvements in technology mean that modern homes tend to have many more sockets than older properties. Attempting to solve this problem with several extension leads means you run the risk of overloading your sockets.  This will greatly increase the risk of fire.  (See our blog on Electrical Fire Safety HERE.)
  • As a home-owner of a property more than 10 years of age, you should ask a professional electrician to check your electrics every five years, to be sure that they’re in good working order and are completely safe to use. (See our blog on Condition Reports HERE.) 
  • If your fuses are always tripping for no obvious reason, that’s another good time for an electric check-up. 
  • To ensure the safety of employees, businesses should also get their electrics checked every five years (this is commonly referred to as an EICR or Fixed Wire Testing).

What To Expect When Having My Property Rewired

Rewiring involves a removing all of the old and faulty wires in your property, along with consumer units (fuse boards) and other electrical components.  All of these will then be replaced with new and safe electrics. Here’s everything that’s included in a property rewire:

  • Renewing all wiring
  • New consumer unit
  • New switches
  • New socket outlets
  • Circuit testing
  • Installation certificate

The rewiring process is comprehensive, and it is extremely important to hire a knowledgeable and experienced electrician, who will ensure that all the work is done in line with current building regulations.

You may also experience some significant upheaval with furniture having to be moved out of the way, and carpets and flooring lifted.  At Antrobus Electrical, we do patch over work that we have done but this is not included in rewires as standard so you should check with your electrician.  You may also need to plan to have some restorative decorating / plastering.
